The MLS is the central database of properties listed for sale by local real estate firms, and the one place real estate agents search for available homes when working with a buyer. The MLS is owned and operated by the various local REALTOR® boards (or Associations), and the vast majority of homes sold today were found using the MLS or Realtor.com, the website of the National Association of Realtors. Bravo is a member of several boards, and we can place listings in the following MLS systems: Sarasota, Manatee, Englewood, Venice and Punta Gorda/Northport/Port Charlotte and Greater Tampa Bay (Pinellas & Hillsborough Counties).
When you select the Bravo Free MLS Listing Service, we will place your property in the MLS where it will be seen by other REALTORS®, just as traditional full service listings are. You are however not represented by Bravo in the sale of your home, meaning you are fully responsible for the pricing of your property, showings, and accurately completing contracts, disclosures and addendums when you do find a buyer.
When advertising your property on the MLS you must agree to pay co-operating brokers a commission (the so-called co-broke commission). You can set the commission rate yourself, and commissions can be negotiated freely, however in order to use the Bravo Free MLS Listing service you must agree to pay a co-broke commission of at least 2%. This co-broke commission is due and payable at closing.
Bravo also offers a number of additional services under it's a'la carte menu options below for you to select as appropriate. How the Bravo Free MLS Listing Service Works
The following is an overview of how the Bravo Free MLS Listing service works. You may also consult our seller presentation for more details.
- Decide upon a number of factors:
a) What do you want to list your home for? Please bear in mind that we are in a buyer's market and the #1 reason why homes do not sell is because they are overpriced! A good resource to help identify recent comparable sales (MLS and non MLS sales) as well as to get pricing assistance is www.Zillow.com.
b) Decide if you want select Bravo Title as the settlement provider with you paying for Title insurance. This is entirely optional, however it does have a number of benefits for you. There will be no cost to you until closing but you would advertise the fact that you will pay for title insurance in your MLS listing. If you do select Bravo Title as the settlement provider we will also manage the contract to closing process for you free of charge (a $395 value).
c) What amount of cooperating broker commission do you want to advertise in the MLS? The minimum you must advertise to list your home with Bravo is 2%. In this competitive market we recommend offering 2.5% or 3%. You can offer as much as you like.
- You place your order for the MLS Listing Service online.
- We will send you an MLS Listing Agreement, along with the Seller Guide, and the various forms we need you to complete in order to activate the listing. You will be able to sign the listing agreement electronically.. You can also stop by our office and drop them off in person. You must be the owner of the property you are looking to sell, and if more than one person is listed as the owner then all owners must sign the listing agreement.
- If you have a photograph then please email the photo to us in accordance with the instructions provided. If you ordered the optional photography/virtual tour package then we will contact you to make an appointment for the photographer.
- We will enter your listing in the MLS system and order the sign installation, which may take 24 to 48 hours. Once your listing has been activated in the MLS we will email you a copy of the MLS record and you may request any changes you deem necessary, free of charge.
- You may request any additional changes to your MLS listing at any time. For future changes there is a charge of $50 per database access during which several changes can be made.
- Only the Bravo For Sale Sign may be used (provided signs are permitted by the association). Absolutely no For Sale By Owner signage may be used while the property is listed on the MLS, and Bravo will immediately terminate the listing if this provision is violated. You may however elect to have no signage. You are also free to use any flyers you wish, and attach a flyer box or tube to the for sale sign.
- You may cancel the listing at any time, however any payments made for the MLS listing are non-refundable once the property is listed in the MLS.
- Any showing requests are directed to you, as will any other inquiries regarding the listing.
- If you receive an offer and would like to have us negotiate the contract for you and/or coordinate the process, then you may request the optional service for this at any time by calling our office.
- Once the property is under contract you must notify our office immediately of the contract and provide us with information regarding the other parties to the transaction, along with a copy of the executed contract.
- If you elected to use Bravo Title as a settlement agent, then Bravo Title will handle escrow issues, as well as the contract to closing process for you free of charge. If a buyer is looking to make an offer, instruct them to make the earnest money check payable to Bravo Title, LLC, and remit the check to Bravo Title immediately.
