Contract to Closing

Bravo's Title and Closing team will manage the entire contract to closing process on your behalf to ensure a successful and stress-free transaction.

Once a valid Sale & Purchase Contract has been executed between the parties the real work begins. A lot of activities, such as obtaining a financing commitment, various inspections, obtaining insurance, etc run on a tight timeline, and the parties are contractually obligated to meet their various obligations by a certain point.

For instance as a Buyer you are entitled to have inspections performed within a certain timeframe. If you fail to obtain inspection reports within that timeframe then that provision of the contract may become moot and you may not raise any issues related to inspections and defects.

While most agents will simply give you a list of service providers and then leave to you fend for yourself (the stressful part), Bravo will coordinate every activity, every step of the way on your behalf. This includes - but is not limited to:

• Setting up inspections on your behalf
• Submitting repair requests to the seller as needed
• Ensuring proper Title Commitments are obtained well in advance of closing
• Coordinate with Mortgage Lenders to obtain final commitment
• Obtain multiple insurance quotes on your behalf (you decide which on you want to use)
• Obtain other vendor quotes as needed
