How It Works

1. Finding your new home or condo

a) You can search online, using Bravo's online MLS home search tool, to search the entire MLS in real time. You can setup your own, customized searches with automatic notifications as soon as a new listing matching your specific criteria appears in the MLS.

b) Or, if you prefer, you can come and meet with us at our office to have one of our agents setup a customized search for you. Search results can be faxed or emailed to you.

2. Financing Pre-Approval

Bravo will assist you in getting pre-approved at no cost to you.
As part of the Bravo home buying process you agree to obtain financing pre-approval prior to scheduling and making offers. This will not only give you certainty about which price range to concentrate your search on; you will also be in a much stronger position once you do make an offer. You can apply for your free pre-approval directly on our website.

3. Schedule Showings

To schedule a showing, simply click on the 'showing request' icon on the property detail search result page of your MLS search to send us a message. Alternatively, you can call us directly at (941) 308-6800, or send an email to showings@bravobrokers.com with your showing request. Please provide us with the property address and/or MLS number, as well as the preferred time and day you would like to visit the property.

A Bravo representative will schedule the showing and confirm exact times and particulars with you. If this is your first scheduled showing with Bravo, and we have never met you before, we will ask to you meet you first in person at our office. Future showings can be scheduled to meet directly at the property if you prefer. All showings will be conducted by Bravo agents.

Please be sure to let Bravo schedule any and all showings (including new home developments), or we may not be able to guarantee your discount.

4. Making an Offer

We are with your every step of the way. A Bravo Agent will walk you through the entire contract and offer process, and take care of all the required paperwork. Bravo will present all offers on your behalf, and negotiate the transaction on your behalf and at your direction to assure you the best possible terms.

5. Contract to Closing

Bravo will manage the entire contract to closing process on your behalf, coordinating inspections, insurance, financing and all of the related activities with respect to ensuring a successful closing.

Bravo's Exclusive Transaction Performance Guarantee: Bravo will pay all of your closing costs if the transaction does not close on time due to a delay caused or error by Bravo or any of the Bravo affiliated providers.

6. The Bravo Rebate

At closing you will receive up to 75% of our commission:
- We will pay you 75% of our commission if you utilize both Bravo Title and Bravo Lending.
- If you utilize only Bravo Title, we will pay you 2/3 of our commission (if you pay cash and therefore only use
  Bravo Title, we will still pay you 75% of our commission).
- If you utilize neither Bravo Title nor Bravo Lending we will pay you 50% of our commission.

Your commission rebate can be applied towards your closing costs, your down payment, to reduce the purchase price, or we can pay you directly by check at closing. You can use your rebate for anything you wish.

Many times sellers will offer 'hidden' buyer agent incentives. These incentives can be cash bonuses, or non-cash items such as a car, or a trip. Bravo will always disclose any incentives and pay you your rebate on any cash incentives received. Any non-cash incentives will be transferred directly to you.
